Dues and assessments

This section will state, in plain words: the current dues amount, how often they are due and on what dates, who the check is made payable to, the address to mail it to, whether there is an online option, and what happens if a payment is late. This is the single most-asked question on any HOA website and it should never require a phone call.

Changing something on the outside of your home

Under the Fountain Village Restrictive Covenants, exterior work needs written approval from the Architectural Control Committee before it starts. That includes new construction, fences, exterior materials, roofing and setback variances.

  1. Fill out the application

    Open the application below, print it, and complete every line that applies to your project.

  2. Attach your plans

    Include your plans and specifications, a site plan, and an engineered foundation plan if one applies. Colors, materials and dimensions should be clear enough that the committee does not have to guess.

  3. Send it to the committee

    Submit the completed application to the Architectural Control Committee, chaired by Diane Lemasters.

    Board to confirm

    The email address or drop-off point for completed applications, how often the committee meets, the cutoff for being on the next agenda, and how long a decision normally takes. Naming those dates is what stops the follow-up phone calls.

  4. Wait for the written decision

    The committee returns the application marked either approved or denied, with an explanation if it is denied. Approval does not waive any part of the Restrictive Covenants and does not replace any Hood County or City of Granbury requirement — you are still responsible for any permit those require.

  5. Keep the site clean while you build

    The owner and builder are responsible for keeping the construction site clean and free of debris for the entire construction period.

Rules and enforcement

Fountain Village is governed by its recorded Covenants and Bylaws, and by Rules and Regulations adopted by the board. The board also maintains a published schedule of violations and fines so that enforcement is consistent and predictable for everyone.

Do I need approval to paint my house or replace my fence?

Title companies and realtors normally need the recorded covenants and bylaws, the current rules, and a statement of the account balance for the property.
